Spalding Station Rezoning
The following information is from the latest Spalding Mill HOA Newsletter published in July 2007.
The Board has been working with Lindsay Warren, the owner of the Spalding Mill Station, as they try to attract additional tenants to their facilities. The owner has requested to be rezoned to a C-2 designation from the development’s current C-1 standing. Mr. Warren wanted to make sure that we were ok with the zoning changes since we adjoined the property. As information, C-1 is a designation for a neighborhood business district with limited uses. By moving to a C-2 designation, Mr. Warren can be more flexible with tenants. While this flexibility brought about by C-2 could potentially allow the developer to introduce unwanted tenants, the board worked closely with Mr. Warren and recommended use restrictions for C-2 which he accepted. This will limit businesses that could be detrimental to our neighborhood and home values. For example, we restricted uses for adult entertainment, funeral homes, and heavy equipment rentals, among several others.
Mr. Warren has worked in the past with the Spalding Mill HOA Board to get input on his development since we are in such close proximity. We hope you agree that the development was built to high standards and quality.
The following text is from the letter composed by the HOA Board and sent to Mr. Warren after he sent a proposed set of restrictions to the C-2 zoning. This letter will become part of Mr. Warren’s application for rezoning with Gwinnett County Planning and Development which is still pending.
The Spalding Mill Homeowners Association (HOA) Board of Directors has carefully reviewed the proposed conditions for the requested C-2 rezoning of Spalding Station as presented by Lindsey Warren of Gibraltar Development. The elected board, which represents the 102 homeowners of the Spalding Mill neighborhood, hereby approves the proposed conditions and restrictions as documented in the attached proposal titled "Proposed Conditions for Spalding Station, Gibraltar Development".
The board appreciates the developer's consideration of our interests and is satisfied with the intent and spirit of the C-2 rezoning application. The Spalding Mill neighborhood borders the Spalding Station shopping center at the corner of Spalding Drive and Medlock Bridge Road in Gwinnett County.
The board looks forward to a continued positive relationship with the developer.
